SOLAR INSTALLATION APPLICATION AND APPROVAL

IMPORTANT INFORMATION: ADDITIONS & IMPROVEMENTS

Owners are advised that they need to apply for approval when planning to install any additions or improvements at their unit. Written approval will be granted as confirmation should the installation(s) adhere to the specifications and conditions as per the conduct rules and annexures thereto. With regard to insurance cover, owners are advised that the sections are covered for all standard finishings. Should an owner upgrade his/her unit or erect an approved improvement, an owner may declare non-standard improvements to the insurer to take note of the installation and have the installation form part of the building insurance policy, should they wish to do so. Non-standard improvements are improvements / alterations that increase the value of your unit after the unit was built and does not include the standard fixtures and fitting from development. If non-standard improvements are not endorsed, it is not insured.

Non-standard installations may include marble tops, solar installations, air conditioning units, laminated wooden flooring, wendy houses, garage door motors, alarm systems, gas installations, etc. Please ensure that all non-standard improvements are declared in order to request the insurer to cover this under the body corporate policy. Please note that if non-standard improvements are not declared it is not insured.

Please take note of the below standard conditions when installing a non-standard improvement:

  • Registered and reputable service providers & contractors should be used.
  • All COC’s where applicable, need to be provided to the Managing Agent and Insurer, where applicable. This will apply to solar installations, gas installations, amongst others.
  • The Body Corporate will accept no liability or responsibility for any instance directly or indirectly related to the installation and as such, no claim may be instituted against the Body Corporate’s insurance policy, unless the installation has been specified and covered in terms of the building insurance policy.
  • Should an additional premium apply for the installation, your levy account will be debited accordingly and same is payable together with your monthly levy contributions.
  • The Trustees reserve the right to inspect any installation to ensure all is in order. Sufficient notice will be given in this regard where required. Should the installation not adhere to the specifications and conditions as set out, the Trustees reserve the right to instruct for the installation to be removed and the area of installation to be returned to its original state, at the cost of the concerned owner.

FIBRE

The Complex is equipped with fibre data cabling to the outside of each unit. The occupant must get the connection done by his/her supplier of choice should Internet connection be required.

IMPORTANT INFORMATION FOR NEW RESIDENTS

  • Vehicles – Please take note of the restriction on vehicles especially furniture removal vans and/or delivery vehicles.
  • Pets – Refer to par. 12 of the Conduct Rules
  • Remotes – can be purchased from the Caretaker (Unit 10)

YONDERHILL BODY CORPORATE // PET REGISTER

As part of the trustees’ ongoing efforts to enhance the community experience in our complex, we are compiling a comprehensive pet register. This initiative aims to ensure the safety and well-being of all pets and residents.

To assist us in this process, we kindly request that you provide the following information for your pet:
1. Unit Number
2. Contact Details (your preferred phone number and email address)
3. A Clear Photo of Your Pet, clearly showing their collar
Please send this information to us by 30 September 2024 so we can complete the pet registry promptly.
Once this register is compiled, the SPCA will be contacted after a deadline, to remove any animals that cannot be traced back to a specific unit.
